Gen2, LLC
Gen2, LLC transforms waste plastic streams into high-quality green diesel fuel. Their patented chemical recycling technology converts various waste plastics into clean, sustainable low-sulfur diesel that meets Federal and California ASTM D975 ULSD specifications. In July of 2024, Gen2 received a Special Use Permit for its Stockton, California Plastics to Diesel plant, and construction permitting requests were submitted in February 2025. Initial production is anticipated in the second quarter of 2025. When in full production, this plant will convert over 50 million pounds of waste plastic annually, saving valuable landfill space while providing energy. This facility will play a crucial role in converting waste plastics into valuable fuel, contributing to environmental sustainability and energy security. Construction jobs will offer prevailing federal wages with +75% union participation along with apprenticeships.

St. Petersburg Housing Authority
St. Petersburg Housing Authority is a on-profit 501(c)(3), will rehabilitate the 126,000 square foot historic Edward White Hospital into a mixed-use development including 71 units of affordable senior housing, a Federally Qualified Health Center, and SPHA administrative offices and residential services. The building will be updated to meet ADA accessibility code requirements, as well as address pedestrian access issues. The senior housing component of SPHA will be 100% affordable units and include amenities comprising of a library, computer lab and fitness center. The center has public transit access that is critical for members, many of whom walk over 1/4 mile to reach the current facility. Located in a Medically Underserved Area (MUA), the FQHC will offer dental, behavioral health and family and women’s health providers, among other social services to the larger region that SPHA serves.

CBOC
The new Veterans Affairs (VA) Community Based Outpatient Clinic (CBOC) facility will be 56,000 square feet. The clinic will serve approximately 15,000 distinct military veterans (100% LIP) providing them with much-needed medical care and support including mental health and specialty services. The facility not only offers essential healthcare services but also creates employment opportunities, with 100 medical and administration jobs being created (50% retained; 50% created). Following federal guidelines, the construction jobs are expected to be 100% quality with high union participation. This clinic, situated on the eastern edge of Indianapolis, will be strategically positioned to serve rural veterans who face significant barriers to healthcare access. NativePak
NativePak is a Native American, Woman-Owned Business Enterprise seeking $18MM in NMTC allocation to renovate a small-scale 65,000 SF manufacturing plant, producing sustainable packaging from agricultural waste in Church Rock, New Mexico located directly next to Navajo Nation. The facility will produce sustainable food packaging from agricultural waste utilizing pulping technology that will provide significant waste management benefits and potential revenue streams through the removal processes. 100% of the FTEs created will have wages above the area living wage and include full health insurance benefits that are paid for by the Sponsor and include traditional retirement plan options and profit sharing.

ZenniHome ("Zenni")
ZenniHome ("Zenni"), a manufacturer of prefabricated, steel stackable homes designed for affordable housing, is constructing a new 150,000 square foot manufacturing plant designed to help build affordable housing in rural Snowflake, Arizona. ZenniHome is in communication with the tribal communities to build homes specifically for their surrounding low-income community to address the lack of accessible housing in the area. Located in a non-metro, deep distress area with a poverty rate of 22.2% and unemployment rate of 15.3% which is 2.83x the national average, ZenniHome will create catalytic long-term impacts for the surrounding low-income community creating 450+ jobs and helping to address the significant need for affordable and long-lasting housing. The location is a former paper mill site and a former brownfield site. Current orders are going primarily to Native populations and into LIC areas.

President Park
President Park is the redevelopment of a former cold storage warehouse into an active light industrial employment hub. Aberdeen Development will renovate the 550,000 square foot building into a mixed-used multi-tenant development with 422,000 square feet of commercial space and 15,000 square feet of retail space, which will include a rent abated community nonprofit space. Located in a highly distressed neighborhood facing a 42.6% poverty rate and 17.0% unemployment rate, President Park will create over 400 much needed full-time jobs. The project is in the McKinley Park neighborhood in Chicago’s Central Manufacturing District and within walking distance of the convenient CTA orange line. Multiple tenant discussions are underway including with a light industrial manufacturer for a majority of space and an additional secondary anchor tenant interested in potentially half the industrial space.

Valutek
Valutek an industry leading manufacturer and supplier of cleanroom supplies, is constructing a new 46,000 square foot headquarters. The new facility will include approximately 36,000 square feet for distribution, 5,000 square feet for clean manufacturing, and 5,000 square feet for office space, enhancing cleanroom manufacturing capacity and onshoring production from Malaysia, China, and Vietnam. This project will result in 30 FTEs (15 retained and 15 new positions), 93% of which are quality jobs and 90% accessible with all full-time employees receiving benefits and career advancement opportunities. This project marks the first redevelopment in the City of Phoenix’s “Area G,” aligning with the City’s recent Land Re-Use Strategy and potentially catalyzing additional private investment in long underutilized and underinvested areas of Phoenix.

Tampa Heights YMCA
Tampa Heights YMCA is constructing a new, state-of-the-art 70,000 square foot facility to better serve the community's needs. This new YMCA will replace an outdated and inefficient space built in the 1980s, offering expanded before and after-school care programs, programs for teenagers, summer day camps, and nutrition and fitness classes. Located in a severely distressed area, the new Tampa YMCA will serve a total of 5,300 annual members with an estimated 3,993 low-income individuals, a 65% increase from the previous facility. The YMCA focuses on children and teen programming that provides support, guidance, and opportunities to at-risk populations. These efforts collectively aim to enhance the well-being of community members and provide essential support to those in need. The YMCA is committed to helping low-income communities and at-risk youth through targeted initiatives and support programs.
